Frequently asked questions

PSF = Total Property Price ÷ Total Area in Square Feet. For example, if a 1,200 sqft (super built-up) apartment costs ₹90 lakh, the PSF = ₹90,00,000 ÷ 1,200 = ₹7,500/sqft. However, always specify whether you're calculating on super built-up area or carpet area - the same property could be ₹7,500/sqft on super built-up but ₹10,714/sqft on carpet area (if loading is 30%).

Carpet area is the actual usable space you get - you can only place furniture, walk, and live within the carpet area. Super built-up area includes common spaces (lobbies, lifts, corridors, amenity areas) proportionately allocated to you. Two projects with the same super built-up PSF may have very different carpet areas if loading percentages differ. Comparing carpet area PSF across projects gives you the true cost of usable space, making it the only fair comparison metric.

Kolkata's average residential PSF varies by micro-market: New Town ₹8,343/sqft, Rajarhat ₹6,500-8,500/sqft, EM Bypass ₹7,500-10,000/sqft, South Kolkata (premium) ₹8,000-15,000/sqft, Salt Lake ₹7,000-11,000/sqft, and affordable areas ₹4,000-6,000/sqft. The city-wide average for mid-segment residential is approximately ₹6,500-7,500/sqft on super built-up area. Kolkata remains one of India's most affordable Tier-1 cities on a PSF basis.

Loading directly inflates your effective PSF on usable space. If a project quotes ₹7,000/sqft on super built-up with 35% loading: Carpet area = 1,000 × (1 - 0.35) = 650 sqft. Effective carpet PSF = ₹7,00,000 ÷ 650 = ₹10,769/sqft. Compare this to a project at ₹8,000/sqft with 25% loading: Carpet = 750 sqft, Effective PSF = ₹10,667/sqft - actually cheaper despite the higher headline price. Always calculate carpet PSF for fair comparisons.

For comparing property values, PSF should exclude stamp duty and registration (these are transaction costs, not property value). However, for calculating your total cost of acquisition, include them: All-in PSF = (Property Price + Stamp Duty + Registration) ÷ Carpet Area. In West Bengal, stamp duty + registration adds 8-9% to your cost, so a ₹7,500/sqft property effectively costs ₹8,100-8,175/sqft all-in. Use this for budgeting but not for comparing property values.
