Terms of Service

RealtyIQ is a Kolkata real-estate discovery and lead-generation platform operated by Vision Realtors, a WBRERA registered channel partner. The platform provides:

• A public portal of RERA-verified residential project listings across Kolkata micro-markets.
• Free real-estate calculators (EMI, stamp duty, affordability, ROI, and others).
• Locality guides, market insights, and educational articles.
• An AI assistant for buyer enquiries, with human follow-up by our sales team.
• Project comparison tools and downloadable brochures (where available).

Vision Realtors is a channel-partner entity - we are not a developer. The developer identity, project RERA, and channel-partner registration are disclosed separately on every relevant page.

You agree to use RealtyIQ only for lawful purposes and in compliance with these Terms. You agree not to:

• Submit false, misleading, or fraudulent information on lead forms.
• Use bots, scrapers, or automated tools to extract project data without prior written consent.
• Attempt to access admin or backend systems without authorisation.
• Reproduce, redistribute, or commercially exploit our content without attribution and permission.
• Submit malicious code, perform XSS or injection attacks, or interfere with platform availability.
• Impersonate another user or misrepresent your affiliation with any developer or organisation.

Violations may result in IP blocking, account suspension, and legal action under the Information Technology Act, 2000.

All content on RealtyIQ - including project listings, locality guides, calculators, articles, and AI assistant responses - is provided for general informational purposes only and does not constitute:

• Legal advice (consult a property lawyer for agreement review and title verification).
• Financial advice (consult a SEBI-registered investment advisor for investment decisions).
• Tax advice (consult a chartered accountant for GST, capital gains, and income-tax implications).
• RERA legal opinion (always verify project registration on the official WBRERA portal).

Calculator outputs (EMI, affordability, stamp duty, etc.) are estimates based on the inputs you provide and current published rates. Actual bank offers, government charges, and developer pricing may differ. Always verify with the relevant authority before committing funds.

While we take reasonable care to ensure project information (RERA numbers, pricing, possession dates, amenities) is accurate and current, we make no warranties or representations about:

• The completeness or timeliness of any listing.
• The accuracy of PSF rates, which fluctuate based on tower, floor, and configuration.
• The availability of any specific unit at the quoted price.
• The continued RERA registration status of any project (verify on rera.wb.gov.in before booking).

Each project page displays a “last verified” date. If you spot stale or inaccurate information, please email contact@realtyiq.tech and we will review and update within 5 business days.

All content on RealtyIQ - including text, graphics, logos, calculators, software code, and design - is the property of Vision Realtors Pvt. Ltd. or its licensors, and is protected under Indian copyright, trademark, and intellectual property laws.

• You may share individual page URLs on social media and messaging platforms.
• You may quote short excerpts (max 75 words) with attribution and a link back to the source page.
• You may not reproduce full articles, calculator outputs, or project data in bulk without written permission.
• The “RealtyIQ” name, “Vision Realtors” name, and associated logos are trademarks - unauthorised use is prohibited.

Project images, brochures, and floor plans remain the property of the respective developers and are displayed under channel-partner marketing agreements.

When you submit an enquiry via our forms, WhatsApp, or AI assistant, the information you provide (name, phone, email, project of interest, message) is processed as a lead. This includes:

• Storage in our CRM (per our Privacy Policy).
• Follow-up by Vision Realtors sales representatives via phone/WhatsApp/email.
• Forwarding to the relevant developer's sales team under our channel-partner agreement.
• Lead-scoring analysis (automated + AI-assisted) to prioritise response.
• Audit logging for RERA compliance and dispute resolution.

We may deduplicate enquiries from the same phone number - if you submit multiple enquiries, only the most recent will be acted upon but earlier records will be retained for context.

RealtyIQ may link to third-party websites (WBRERA portal, developer websites, bank loan pages, RERA news sources) for your convenience. We are not responsible for the content, accuracy, or privacy practices of these external sites - review their terms and policies before submitting any information.

Our AI assistant uses a third-party language model provider. Conversations may be processed by this provider for response generation. We do not share your raw PII (phone, email) with the LLM provider beyond what is needed to generate a response to your enquiry.

To the maximum extent permitted by Indian law, Vision Realtors shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising from your use of RealtyIQ - even if advised of the possibility of such damages.

Our aggregate liability for any claim arising from your use of the platform shall not exceed the total amount you have paid us for services in the 6 months preceding the claim (for most users, this is zero as our public tools are free).

This limitation does not apply to liability that cannot be excluded under Indian law, including liability for gross negligence, wilful misconduct, or violation of consumer protection statutes.

These Terms are governed by the laws of the Republic of India. Any disputes arising from your use of RealtyIQ shall be subject to the exclusive jurisdiction of the courts of Kolkata, West Bengal.

We will attempt to resolve disputes through good-faith negotiation before litigation. For consumer complaints, you may also approach the Consumer Disputes Redressal Commission under the Consumer Protection Act, 2019.

We may update these Terms periodically. The “Last updated” date at the top reflects the most recent revision. Continued use of RealtyIQ after changes constitutes acceptance of the updated Terms.

For material changes (e.g., new data-sharing practices, changes to acceptable use), we will display a prominent notice on the homepage for at least 30 days.
