    1% on property value above Rs.50 lakh

    The buyer deducts 1% TDS from the payment to the developer/seller and deposits it with the government using Form 26QB. The NRI seller gets TDS credit via Form 16B. This applies to all property transactions above Rs.50 lakh, residential or commercial.

    Stamp Duty + Registration (West Bengal)
    6-7% + 1% registration

    West Bengal stamp duty: 6% (municipal area, up to Rs.1 crore), 7% (above Rs.1 crore). 5% (panchayat area). Plus 1% registration fee. Same rates for NRIs and residents. No female-buyer concession in West Bengal.
