How is stamp duty calculated - on agreement value or circle rate?
Stamp duty in West Bengal is calculated on whichever is higher: the agreement value (the price you actually pay) or the government circle rate (the minimum value assigned by the state for that locality). If you purchase a property below the circle rate, you still pay stamp duty on the circle rate, not your actual purchase price. That means you will pay stamp duty on whichever is higher.
Do female buyers get a concession on stamp duty in West Bengal?
No. Female buyers in West Bengal has no concession on stamp duty compared to male buyers.
Is stamp duty higher for properties above ₹1 crore in West Bengal?
Yes. An additional 1% stamp duty applies when the market value of the property exceeds ₹1 crore. So in urban areas, the rate becomes 8% (instead of 7%) and in rural areas, the rate becomes 7% (instead of 6%). This surcharge applies in both urban and rural areas.
Can I pay stamp duty online in West Bengal?
Yes. The West Bengal Registration Department accepts online stamp duty payment through the e-stamping system at wbregistration.gov.in. You can pay via net banking, UPI, debit card, credit card, or demand draft. After payment, you receive an e-stamp certificate that must be submitted during property registration.
