Rate shopping is the wrong first move. The rate band matters, but three other numbers move your sanction — and your EMI — more than the 0.15% you can negotiate. Here is the current view across the 11 partner banks on RealtyIQ's loans page.
The EMI math that actually matters
Kolkata's dominant ticket sizes make the arithmetic friendly. On ₹76 lakh @ 7.5% for 20 years, the EMI is ≈ ₹61,200/month. The same loan at 7.35% saves about ₹760/month — real money, but a 5-year shorter tenure on the same EMI saves ₹18L+ in interest.

The three numbers bigger than the rate
- LTV. Banks finance up to 90% on these ticket sizes — but the stamp duty + registration 7% is out of pocket either way. Budget it.
- FOIR. Lenders cap total EMIs at 40–55% of net income. A car loan you clear before applying can lift your sanction more than a rate negotiation.
- Credit score tiering. The advertised rate assumes a top-tier score; one tier down typically costs 25–50 bps — on a ₹68.4L loan over 20 years, 25 bps alone is ≈ ₹1,120/month, or ₹2.7L across the tenure.
