WBRERA Verification: A Buyer's Guide
Every Kolkata listing on RealtyIQ either carries a WBRERA number or says explicitly that verification is in progress — currently 12 of 14 active listings are registered. Here is what the number buys you and how to check it yourself.
The five-minute verification
- Go to the official WBRERA portal (rera.wb.gov.in) and open Project Search.
- Paste the registration number from the listing — e.g. Ambuja Neotia's Utopalaa carries WBRERA/P/KOL/2025/002427; Merlin Rise carries WBRERA/P/NOR/2024/001875.
- Cross-check three fields: promoter name matches the developer, the project name matches, and the status reads Registered (not lapsed).
- Open the project's QPR (quarterly progress report) — the builder must file construction updates, and the filing history is public.
- Match the plan approval and sanctioned drawings against what the sales team shows you.
What the registration actually protects
- 70% escrow: collections from buyers must land in a designated account, withdrawable only against certified construction progress.
- Completion obligation: the registered completion date is contractual; delay triggers the refund-with-interest clause at the buyer's option.
- No unregistered selling: advertising an unregistered project is itself a violation you can report.
What it does NOT do
RERA does not price-fix, does not guarantee appreciation, and does not vet the builder's finances beyond disclosure. A registered project can still be late — but it cannot be quietly late; the paper trail is what makes your legal position strong.
Where the honest gaps are
Two RealtyIQ listings — PS Jiva and PS Abacus — currently show verification in progress rather than a number, because no verifiable project registration could be confirmed on the official portal. That is deliberate: a missing number is a fact you should see, not a footnote.
