New Town enters the festive season averaging ₹8,343 per sq ft on the RealtyIQ tracked inventory, up 7.04% year-on-year. That is the number real transactions are clearing at — not a brochure "starting from" figure — and it keeps New Town ahead of Salt Lake (₹8,200) while staying well under the EM Bypass (₹9,200).
What moved the number
Three structural drivers, none of them new:
- Metro Orange Line progress. Connectivity premium keeps compounding as the line extends through Action Area I–III.
- Organised supply. Large RERA-registered townships — Vinayak 21 Acres (749 units across 18.9 acres), DTC Still Waters (320 units, 4 towers), Siddha Serena — concentrate buyer attention in verified inventory.
- Corporate occupancy. Sector V and Action Area II offices keep the end-user pipeline deep, which supports the rental floor.

The honest read
A 7% PSF trend does not mean every flat appreciated 7%. Appreciation lands on carpet-area pricing, tower position and possession stage. A ready 2BHK in an older tower and an under-construction launch unit are different assets that happen to share a pin code. Compare on price per sq ft of carpet, not on total ticket size.
Two numbers matter for the next two quarters: how much of the ₹75L–₹88L 2BHK band absorbs during the festive window, and whether the 3BHK premium variants widen the gap to the standard configurations.
