What is PSF (Price Per Square Foot)?

PSF (Price per Square Foot) — PSF (price per square foot) is a property’s price divided by its area in square feet — the standard unit metric used to compare value across projects and localities. In India, divide the quoted price by the carpet area (the RERA-mandated basis) rather than super built-up area; a ₹76 lakh flat with 812 sq ft carpet area has a PSF of about ₹9,360. Comparing PSFs on the same area basis reveals which project is genuinely better value.

How to Calculate PSF

The formula is simply: PSF = total price ÷ area in sq ft. What changes the answer is which area (and which price) you use:

  • Carpet-area PSF: price ÷ carpet area — the honest, RERA-comparable metric
  • Super built-up PSF: price ÷ saleable area — looks 15–30% cheaper; only comparable within the same project type
  • All-in PSF: add stamp duty + registration (7% in Kolkata municipal areas up to ₹1 Cr: 6% duty + 1% registration) before dividing, for a true cost comparison

Why PSF Alone Can Mislead

Two flats at the same PSF can be very different deals. A project with 75% carpet efficiency at ₹8,000 super built-up PSF is cheaper per usable foot than one with 65% efficiency at ₹7,800. Before comparing, normalise: convert both to carpet-area PSF (divide by the carpet ratio) or compare total all-in cost for the carpet area you actually need.

Also check what the price includes — some developers quote a base PSF and load clubhouse/parking/EDC/IDC separately, which can add ₹300–600 per sq ft to the effective rate.
